Here’s the first listing of UnionBank foreclosed properties for sale through public auction for 2015. This includes foreclosed properties from Metro Manila and Luzon areas, plus the brand new house and lots located at Amalfi at The Islands, Dasmarinas Cavite . Auction details below.

The 228th Special Public Auction of Unionbank will be held on January 31, 2015, Saturday, at the 28th Flr. UnionBank Plaza, Meralco Ave. cor. Onyx Rd., Ortigas Ctr. Pasig City.

A total of 729 Pag-IBIG foreclosed properties located in Rizal, Bulacan, Metro Manila, Cavite, Laguna, and Batangas shall be for sale via public sealed bidding on February 23 and 24, 2015. Submission of bids for both dates shall be from 9:00am to 12:00nn at the 7th Flr., Conference Room, JELP Business Solutions Center, 409 Shaw Blvd., Mandaluyong City. Please bear in mind that there are occupied properties on the list, and as usual, these are all for sale on an “as is, where is” basis.

Discounts

I just want to highlight that discounts are available for the second batch based on the guidelines as follows (Note: I could not find this in the guidelines of the first batch):

Obviously, a 10% or 20% discount is huge, so my suggestion to interested bidders is to check with Pag-IBIG if the discounts for the second batch can also apply to the first batch. Who knows, they might have just forgotten to include this in the batch 1 guidelines.

“Can I buy a foreclosed property through a Pag-IBIG housing loan?”

The question above is probably the most frequently asked question we see, and for these listings, the answer is- Yes, you can purchase these foreclosed properties through a Pag-IBIG housing loan!

We are duly accredited real estate brokers of Buena Mano Property Sales and Leases and the following is a step-by-step process of buying a foreclosed property through us:

Step 1. Confirm if chosen property is still available by calling the designated person-in-charge

The telephone number of the designated person-in-charge is in the catalog. When calling, you can also verify also if the chosen property has caretakers, etc. Green tag properties have caretakers (except condos and vacant subdivision lots). Yellow tag properties might still be occupied (call to confirm). Red tag properties are undergoing litigation and are most probably not available for inspection.

Reminders: Please call designated person-in-charge on the catalog during office hours, Mondays to Fridays only.

Step 2. Visit and inspect your chosen property.

Our suggestion is to inspect during day time as electricity is usually disconnected for foreclosed properties. It is also easier to locate properties during day time.

Step 3. Download the Offer To Purchase (OTP) Form

Prime PNB foreclosed properties and repossessed cars will be offered to the public through a public sealed bidding on February 27 , 2015, Friday, 10:00am, at the 9th Floor, Financial Center, President Diosdado Macapagal Boulevard, Pasay City, Philippines. The complete listing can be downloaded below.

Since this sealed bidding includes Prime properties of PNB, expect to see huge and expensive properties on the list. Case in point: included on this list is a huge 50 hectare commercial property with improvement from Naga City (Item B37) which has a minimum bid price of Php450,000,000.00.

However, you can also find cheap foreclosed properties, and the cheapest is a residential vacant lot from Surigao Del Sur (Item B102), which has a minimum bid price of just Php175,000.

The list also includes more than forty repossessed cars, and it even includes three acoustic pianos for sale.

A total of 1,507 Pag-IBIG foreclosed properties located in Batangas, Bulacan, Cavite, Laguna, Metro Manila, and Rizal shall be for sale through a public sealed bidding on March 16 and 17, 2015. You may download the complete list of pag-ibig foreclosed properties below. Please refer to the general guidelines and instructions for bidders within the listings for more details.

The two batches of sealed biddings with respective dates, areas included, and total number of  Pag-IBIG foreclosed properties per batch, can be seen below:

Bidding terms

As stated in the general guidelines, Bids cannot be lower than the minimum bid on the list.

Furthermore, bidders are required to submit a “BIDDER’S BOND either in CASH or MANAGER’S CHECK issued by any commercial bank, payable to Pag-IBIG Fund for an amount equivalent to 10% of the BID PRICE”, per bid proposal.

The bidder’s bond will also serve as  the down payment for winning bidders.

Note: The bidder’s bond should be refundable for non-winning bidders, although I did not see any provision for this in the guidelines.

Payment for the balance amounting to ninety percent (90%) of the winning bid can be paid through:

• Cash – on which the approved purchase price shall be paid not later than thirty (30) calendar days from date of receipt of Notice of Award (NOA).
• Installment basis – on which payment shall be in equal monthly installment inclusive of interest and provided the chosen payment term shall not exceed twelve (12) months.
• Pag-IBIG Housing Loan

As usual, all foreclosed properties are for sale on an “as is, where is” basis.

We actually have two listings and these are from Security Bank Corporation, and Security Bank Savings. These include properties that are mostly from Metro Manila and Luzon, with a few from the Visayas and Mindanao areas.

The next Dream Buys Auction of RCBC  Savings Bank foreclosed properties will be on March 21, 2015, Saturday, 9:00am, at the 29th Floor, RCBC Savings Bank Corporate Center, 26th and 25th Streets, Bonifacio Global City, Taguig. This auction happens to be on the same day of the Usapang Foreclosed Property Investing seminar, which means I won’t be able to attend this (again!). Anyway, please refer to the auction announcement and complete listing below.

Sorry for the short notice

I apologize for the short notice as the auction is already on Saturday, but I only received the complete listing yesterday. Let me reiterate, this is a more comprehensive list, which is different from the list you will see at the acquired assets section of the print edition of the Manila Bulletin, which is just an excerpt.

As I post this, the auction is just two days away, so the schedule might be too tight for most of you out there to do your due diligence.

Anyway, I am still sharing this as I am sure a big number of the foreclosed properties on the list will remain unsold (this is normal) and can be purchased through negotiated sale after the auction, and you can submit your offers until the next auction is announced.
