Here is a list of GSIS Family Bank foreclosed properties for sale which I got from the Housing Fair 2011 when I visited the GSIS Family Bank booth on the 3rd and final day of the event. This is essentially the same list of foreclosed properties on the GSIS Family Bank website but this list includes pictures.

The listing only says the foreclosed properties are for sale through cash or installment and no other details were given on the listing, and the same applies to their website. Anyway, if you want to get more details, you can contact GSIS Family bank directly through the contact details on the list below.

Nearly Php200M worth of SSS foreclosed properties for sale

sss subasta foreclosed propertiesThe Social Security System or SSS has started to offer close to Php200M worth of foreclosed properties for sale at very affordable terms and prices to the general public and its members. At first I thought these were the same foreclosed properties on the listing the SSS made available during the Housing Fair 2011, but it turns out the Housing Fair listing only had about Php50M worth of SSS properties.

ABS-CBN news reported that these foreclosed properties from the SSS will be sold through a subasta or an auction, although a news article in the SSS website says the foreclosed properties will be sold through negotiated sale. This means there will be no public auction and buyers only need to make their offers. This is good news for buyers because a public auction can lead to buyers trying to outbid each other, and the end result can be jacked-up prices during the auction.

In addition, the SSS website says the cheapest foreclosed property for sale is priced at only Php271,000.00, although I can only imagine the size and condition of that particular property. Whatever happens, don’t forget to do your due diligence BEFORE parting with any of your hard earned money.

Anyway, it was also reported that the foreclosed properties for sale were assets acquired by SSS through dacion en pago or payment in kind and their list of acquired assets consists of 305 houses and lots, where more than half are located in Metro Manila and Luzon. But where is the listing?

Where is the  SSS foreclosed properties listing with Php200M worth of house and lots?

I already tried to search using their Search Acquired Asset page on their website but I always get a message that says “There are no records available.” as can be seen below.

It seems the website of SSS has not yet been updated... this is as of October 13, 2011

Oh well, I guess their website is not yet updated and the only way to get the listing would be to call them up and ask a copy through e-mail.

(I will also try to get the complete list of SSS foreclosed properties so I can post it here. Don’t forget to subscribe to e-mail alerts to get notified when the list becomes available).

For now, those who might be interested in these foreclosed properties from the SSS can call up the SSS Asset Management Department DIRECTLY through telephone number 920-6401 local 5123 and 5124.

After news came out that the SSS started offering close to Php200 Million worth of foreclosed properties for sale through Subasta or auction (but are actually for negotiated sale), I have tried to get a copy of the listing from the SSS. I have finally received a copy, and I am posting it here.

You may also notice that the listings below contain less than Php200 Million worth of foreclosed properties and I can only assume that it’s because these only contain foreclosed properties from Metro Manila, or maybe a lot of the properties have already been sold. Anyway, these are just my assumptions.

*Update as of December 27, 2012 – The seller has approved offers for all four units and they have already received a downpayment, thus all four units are considered sold. Please be guided accordingly and thank you to all who inquired.

This is a follow-up for my recent post about foreclosed townhouses for sale located at Ponte Verde, BF Resort Village, Las Pinas City. I recently visited the units myself to get more details and I also took a walk-through video, along with more pictures. I have also included a vicinity map, and pricing of comparable properties for easy reference.

By the way, I just got an updated pricelist from the GFI that owns these foreclosed properties and noticed that prices have been reduced further! Check them out below!

Property details

The following are common features for units at Lot 15, Lot 16, Lot 17, and Lot 18:

  • 3 Toilets and baths
  • 1 parking slot
  • w/ maid’s quarters (or storage room) at the ground floor
  • w/ walk-in closet at Master’s bedroom

Comparable properties

I was looking for other comparable properties within Ponte Verde to get reference pricing and I only found the following. If anyone out there knows of any that are for resale or for sale by owner, please let us know by leaving a comment below.

Who is the developer of Ponte Verde?

I believe the following link is the official website of the developer (BF CITI land Corporation). Please feel free to check it out to get more details about Ponte Verde

Rental rates

As mentioned in a recent comment, I could not find a unit for rent within Ponte Verde (I tried looking both online and offline).

However, I do know a number of townhouses nearby that are also within BF Resort Village Las Pinas with a rental rate of Php10,000 per month. This is for a small townhouse that approximate has a floor area of 75sqm and with 1 parking slot. If I will use the floor area alone, that would translate to about  Php142.86/sqm per month.

Using the same rental rate for a 110sqm townhouse, that would translate to Php15,714.28 per month.

These units have no caretakers and are locked which means we will have to coordinate with the person-in-charge who holds the keys.

Viewing can only be done on weekdays.

BIR Mega Sale of absolutely forfeited real properties slated on November 28, 2012

The Bureau of Internal Revenue (BIR) will be holding a Mega Sale of absolutely forfeited real properties (acquired assets) on November 28, 2012. This was announced in the official website of the BIR.

It appears these forfeited real properties were levied by the BIR and are now for disposal as part of their tax collection efforts.

I pushed the numbers a bit and found some properties on the list are priced at less than Php10.00 per square meter (the cheapest was a 7 hectare vacant lot in Butuan City with a minimum bid price of Php140,000 which is just Php2.00/sqm… that’s not a typo!) Of course, since the prices on the list are just the minimum bids, the actual selling prices would most probably go up. Anyway, checkout the complete list of BIR acquired properties for sale below.

Aside from cash payment, in-house financing is also available under the following terms:

Paragon Finance Corporation properties for auction on November 23, 2012 (with knock-out option)

Paragon Finance Corporation will be conducting a public auction on November 23, 2012, Friday, 2:00pm, at Max’s Starmall Edsa corner Shaw Boulevard, Mandaluyong City, Philippines.

Only Php10,000 show money is required per property in the form of cash or manager’s check.

If you’re interested but don’t want to attend the auction, or if you simply want to avoid a bidding war where the selling price can go up if there is more than one bidder for the for the same property during the auction, you can choose to go for their “Knock-out” deal. More details below.

“Knock-out” deal

  • KNOCK-OUT DEAL: Minimum Bid Price + 1%; 5% spot down payment (DP) to reserve

Buyers have the option to go for a “Knock-out” deal where a property no longer has to undergo public auction, buyers only need to add 1% to the minimum bid price. To reserve a property, 5% of the Total Contract Price (TCP) is required. The TCP will be the Minimum Bid Price plus the addition 1% for “Knock-out” deals.

Properties from Metro Manila, Luzon, Visayas, and Mindanao are included in this public sealed bidding.

While the auction announcement says Prime properties are for public sealed bidding, cheap foreclosed properties are also included and the cheapest on the list is a 200 sqm residential vacant lot located at Calumpit, Bulacan priced at just Php550,000. Prime properties are normally priced above Php 10-Million and the most expensive on this list is a commercial property in Meycauayan, Bulacan that has a lot area of 6,041 sqm and floor area of 1,970 sqm, and is priced at Php 80-Million.

Property Classifications included in this catalog

Green Tag – Green tag properties are properties with Titles and Tax declarations that are duly consolidated. In other words, ownership has already been transferred to the bank that foreclosed them, and you can confirm this on the Titles/Tax Declarations. Furthermore, the bank holds possession of the properties. This means they are not occupied by any illegal occupants. These foreclosed properties can be inspected anytime if they have caretakers. If a foreclosed property is a condo, you will have to coordinate with us to get the keys.

Yellow Tag – Yellow Tag properties are properties with special concerns which may include:

  • The Titles/Tax declarations have not yet been consolidated are in the process of being transferred to the name of the bank that foreclosed the property.
  • The property is occupied by the former owner, tenants, or illegal occupants.
  • There are property documents that need to be updated (ex. the title has a technical description error that needs to be corrected, etc)

Payment terms

Properties can be purchased with the following payment modes:

  • Cash
  • Bank financing (through a housing loan)
    • Through BPI, BPI Family Savings Bank or any major domestic bank
    • Terms are subject to separate credit approval by the lending bank

Frequently asked questions and answers

1. Can I make an offer below the asking price?

Yes you may, but the First Come, First Served policy of the bank will not apply to your offer. In other words, other offers that are equal to or higher than the asking price will be attended to first, even if you submitted your offer earlier.

2. Will a cash offer get a better chance of being approved?

Regardless of whether an offer is for cash or bank financing, the First Come, First Served policy will be observed and offers are attended to in the order they are received without biases and preferences.

3. What is the FIRST-COME, FIRST-SERVED POLICY?

First come, first served is the service policy of the bank whereby the offers to purchase are attended to in the order they are received without biases and preferences. This policy shall apply only to offers which are equal to or higher than the bank’s asking price.

4. Are buyers required to pay a reservation fee when submitting an offer?

No, prospective buyers are not required to pay any reservation fee when submitting an offer to purchase. A buyer will only be advised to pay 10%  earnest money once his offer is approved.

5. When is the earnest money due?

The 10% earnest money is usually due within ten (10) calendar days upon the buyer’s receipt of a letter advice from Buena Mano Property Sales and Leases.

The buyer will also be advised through the letter when the balance of the downpayment should be paid, terms and conditions, and other fees. The 10% earnest money will form part of the downpayment.

6. What is the minimum down payment?

The minimum downpayment would depend on the loanable amount that will be approved by the lending bank that will provide the housing loan. It would be equal to the selling price less the approved loan amount.

For example, if the approved loan amount is equal to 80% of the total purchase price, then the minimum down payment shall be the remaining 20%. The minimum downpayment is inclusive of the 10% earnest money, which means if one has already paid the 10% earnest money, only an additional 10% is needed to complete the 20% downpayment.

7. What are the housing loan interest rates?

If you choose to finance the purchase with a housing loan from BPI or BPI Family Savings Bank, it will be through a mortgage contract, and the prevailing interest rates at the time of loan availment will apply.

I just got this list of 101 repossessed cars from Philmay Property Inc. or PPI, which are for negotiated sale. These are NOT for public auction, interested bidders only need to submit their offers along with other requirements. The complete list repossessed cars and other details can be found below.

As promised in my post about their repossessed cars, here is the latest updated listing of foreclosed properties from Philmay Property Inc.  or PPI. This includes properties from Metro Manila, Luzon, Visayas, and Mindanao areas, updated as of November 15, 2012.

The foreclosed properties included in this listing are all for negotiated sale. In other words, all prices are negotiable, subject to management approval.

Payment terms

Aside from cash purchases, these properties can be purchased with the following payment terms:

  • 20% minimum downpayment is required.
  • 80% balance shall be payable up to 10 years. Longer payment terms (for example, 15 years) is possible, subject to approval.

The Philippine Deposit Insurance Corporation or PDIC will be conducting a sealed bidding of Php80.3-Million worth of real estate assets on December 20, 2012, 9:00am, at the 9th Floor PDIC Training Room, SSS Building, V. A. Rufino Street corner Ayala Avenue, Makati City, Philippines.

The deadline for the submission of sealed bids will be at 2:00 pm on the same day. Bids will only be accepted from direct buyers. More details below.

Foreclosed properties and acquired assets from PDIC and closed banks are included in the bidding, and are from Metro Manila, Luzon, Visayas, and Mindanao areas. All properties are for sale on an ”AS-IS, WHERE IS” basis, and buyers are advised to conduct their own due diligence, prior to submitting any sealed bids.

Auction terms

All bidders are required to include in their sealed bids a 10% bid bond in the form of cash or manager’s check. For winning bidders,  the balance of the winning bids must be paid on or before January 4, 2013.

The Development Bank of the Philippines (DBP) will be having a sealed bidding of foreclosed properties from provincial areas on December 20, 2012*, Thursday, 1:30pm, at the Tanghalan ng Julian Felipe, Penthouse, DBP Head Office Building, Senator Gil Puyat Avenue corner Makati Avenue, Makati City, Philippines.

*This will be held on the same day of the Auction of PDIC foreclosed properties which I posted earlier this week.

Included in the sealed bidding are DBP foreclosed properties located in Albay, Cagayan, Camarines Norte, Cebu, Cotabato, Eastern Samar, Lanao Del Norte, La Union, Leyte, Maguindanao, Negros Oriental, Pangasinan, and Zamboanga Del Sur.

amalfi featured pictureMany people who wish to buy their own homes or investment properties but cannot get over the financing barrier. Questions such as, “How do I get money for the downpayment?” orWill I get approved for a loan?” are not uncommon.

Thankfully, UnionBank found a way to answer these concerns. Continue reading to learn more.

No credit checking

UnionBank is the only bank I know which has no credit checking. So, for those who are not employed, no need to worry about your ITR or other papers. Overseas Filipino Workers (OFWs) are welcome too. Even if you have no checking account, you will be allowed to open one with UnionBank (personally) once you purchase a property from them, but only for the sole purpose of issuing checks for the payment of your loan with them.

How about the downpayment?

Unionbank is the only bank I know which allows a buyer to pay only 10% downpayment over six (6) months. After six months or the completion of the 10% downpayment, the buyer may already move in the property. Thus, there is no need to pay downpayment for a pre-selling unit and rental for your current home simultaneously beyond six months. For Unionbank’s Amalfi properties in particular, they devised a special financing scheme which would make it easier for buyers to complete their payments.

Unionbank’s financing scheme

To illustrate, let’s take the example of a ready for occupancy Amalfi house and lot valued at P2,466,288  with a lot area of 92 square meters and a floor area of 64 square meters. The payments are as follows:

  • P12,331.44 per month for 5 months
  • P184,971.60 on the 6th month
  • P12,948.01 for the next 24 months. This is an interest-only loan at an interest rate of 7% per year. Interest-only meaning the payments all go to interest only and none to the principal.
  • P22,196.59 for the next 35 months (effectively, the 25th to 59th month of the loan). Henceforth, the amortization payments now go both to the principal and interest, and the interest rate is fixed at 11% per year.
  • P133,179.55 on the 60th month of the loan (end of the 5th year of the loan)
  • P22,196.59 for the next 35 months (effectively, the 61st to 95th month of the loan).
  • P133,179.55 on the 96th month of the loan (end of the 8th year of the loan)
  • P22,196.59 for the next 35 months (effectively, the 97th to 131st month of the loan).
  • P199,769.33 on the 132nd month of the loan (end of the 11th year of the loan)
  • P22,196.59 for the next 35 months (effectively, the 133rd to 167th month of the loan).
  • P199,769.33 on the 168th month of the loan (end of the 14th year of the loan)
  • P22,196.59 for the next 35 months (effectively, the 169th to 203rd month of the loan).
  • P101,345.06 on the 204th month of the loan (end of the 17th year of the loan)

Basically, they tried to lower the regular monthly payments, but there will be balloon payments on the 6th month, and end of the 5th, 8th, 11th, 14th, and 17th years of the loan. If you believe you are capable of paying these amounts and are disciplined enough to save for such payments, you may consider these properties.

Since these properties will be auctioned off, interested bidders only need to bring Php20,000 show money (cash or MC) per property. The bank will shoulder the CWT up to the selling price for the Amalfi house and lots.

Loan takeout

If you like the Amalfi properties but would like to have your loan with another bank, please note that Unionbank does not accept only a Letter of Guarantee (LOG). It must be fully paid before it will release the title to the property. Only Sterling Bank, Maybank, and PSBank agree to this arrangement. The good news is, Unionbank will give the buyer thirty (30) days to process his/her loan papers with the other bank, and once Unionbank is paid in full within that period, the purchase will be considered as a cash purchase which shall be entitled to a five percent (5%) discount.

Status of the properties

These are all brand new, never been occupied, Italian inspired house and lots, fully finished, complete with fixtures, ready for occupancy (RFO), and are for sale through public auction.

All of these house and lots in Amalfi have clean titles and are registered under the name of the bank who owns them, they have never been occupied (they are all brand new!), real property taxes are current, and they don’t have any lis pendens or pending court cases. These properties are for sale on an “as is where is” basis.
