RCBC Savings Bank will be having another Dream Buys Auction of foreclosed properties on February 23, 2013. Venue has been tentatively set at the 6th Floor, Development Academy of the Philippines Building, San Miguel Avenue, Pasig City, Philippines.

Auction proper starts at 9:00am. Interested bidders are advised to come early to register.

RCBC Savings Bank ‘s last auction was held last November 2012 so expect a lot of new foreclosed properties for sale have been added into their inventory during December 2012 and January 2013, although some of them might have “special concerns” where they might be occupied by former owners/tenants and/or the property might have legal issues that need to be addressed.

This auction includes properties that are mostly from Metro Manila and Luzon, although there are properties from Bacolod, Iloilo, and Davao.

The latest masterlist of BDO foreclosed properties for sale located in Metro Manila, Luzon, Visayas, and Mindanao (updated as of January 2013) is now available. We would like to thank Ms. Marissa Vergara of BDO for providing us with the list.

With 866 properties (excludes subdivision properties), this is by far the largest list we have that is sortable – by place, price, property type, lot area, and floor area. It is very easy for you to find a property you like.

Payment terms

• Reservation Fee: 5% of selling price (refundable in case offer is not accepted)
• Minimum downpayment: 30% of selling price (inclusive of 5% reservation fee)
• 70% balance: Payable over 5 years at 12% per year interest rate. The balance may also be financed through a loan take-out to get longer payment terms and smaller monthly amortization payments, call us for more details.

I would like to emphasize that for BDO in particular, the Offer to Purchase must be accompanied by a check for 5% of the selling price upon submission, as reservation fee. The downpayment and interest rates of BDO are quite high compared to other banks so please do an honest self-evaluation if you can truly afford to purchase any property in the BDO list before proceeding.

We attended the 44th RCBC Amazing Buys and RCBC Dream Buys auctions which were both held last February 23, 2013, and I must say these were very successful in terms of bidder turn-out and number of foreclosed properties sold.

Nevertheless, a lot of foreclosed properties remain unsold, and as requested by a lot of people who could not attend, we are publishing these post auction listings from both banks.

We basically removed the sold properties from the complete listings of properties for public auction (same as those we published with the auction announcements) and we now we have updated post auction listings from both RCBC and RCBC Savings Bank.

Properties that remain unsold after the auction are available for negotiated sale, and interested parties only need to submit their offers, which are subject to management’s evaluation and approval.

Auction highlights

While majority of the properties sold during the auction were sold at minimum bid prices, there were also a few that got sold at a price significantly higher than the minimum bid price. One even went higher by more than 1 Million pesos, to think it was an occupied property.

By the way, I would like to thank the bidders, observers, and also the other licensed real estate brokers who attended that we had a chance to chat with. I even met a batchmate from Pisay, who’s part of a group that’s very interested with investing in foreclosed properties, it’s really a small world!

I would also like to thank the bank officers from both RCBC and RCBC Savings Bank for the warm reception, and I congratulate them all for the successful auctions!

My wife and I attended the RCBC Dream Buys auction held last March 23, 2013, and we believe it was another successful auction. Although the auction was a success, a lot of the foreclosed properties remain unsold (this is common for public auctions), and we are publishing the post auction listing for everyone’s’ reference.

Properties that remain unsold after the auction are available for negotiated sale and interested parties only need to submit their offers, which are subject to the bank management’s evaluation and approval. Please refer to the auction highlights and post auction listing below.

Auction highlights

During the auction, we noted at least ten (10) foreclosed properties were sold, with a combined selling price of at least Php 20 Million.

Here’s something interesting, out of the 10 properties sold, 6 were occupied.

I can only assume the buyers of those occupied properties know the occupants/former owners and have worked out a win-win agreement with them, prior to the auction. Please take note that all properties are for sale on an “as is where is” basis.

We also met someone who wanted to observe and learn more about the auction process and we also gave him an overview based on how we ourselves have bought properties from the same bank.

As usual, it was also nice to see fellow licensed real estate broker friends of ours who attended the auction, along with the bank officers from RCBC Savings Bank who were very accommodating to us, especially to my wife. She had a lot of questions with regard to a number of properties on the list.
